Title: Assistant Project Manager
Description of Company: Affordable Housing and Apartment Management Group
Job Duties: Perform project administration and accurately assist in pre-construction and refinancing preparation, property inspections, QA/QC, data collection/tracking and field coordination for capital investment and other special projects. The CAPM contributes to the Capital Departmental goals of continuous improvement and efficiency and assists the Capital Investment Project Manager (CIPM) and the Capital Projects Administrative Coordinator (CPAC) with administrative duties, as necessary. Assists Asset Manager (AM) as requested. Escorts Contractors, Partners and Consultants for field verification and/or construction activities; including, but not limited to the following areas: roofs, crawl spaces, mechanical rooms and occupied units Communicates with architects, engineers, contractors, subcontractors, city and county staff to coordinate site visits and attends OAC meetings as requested Works collaboratively to accomplish project objectives and promote positive relations by dealing professionally and fairly with 3rd parties (design team, contractors, etc.) Anticipate and advise Team promptly of all problems and corrective actions, resolutions and suggested resolutions, while maintaining budget and schedule integrity, for large and special projects; identifies ways to add value Reviews drawings and specifications for accuracy, to solve field issues, and to verify scope of work is being performed according to the contract documents Performs periodic field assessments and documents existing, project, QA/QC or warranty conditions during all phases of projects.
Job Experience: 4 or more years of experience/training in real estate development or construction, excellent computer and technical skills (i.e. project management, budgeting and scheduling software; Yardi; Bluebeam; OST; PlanGrid; Autodesk; Procore). Detail-oriented and remain calm while working under pressure, understand the complexities of construction projects; such as: materials and methods, building code and green building requirements, and building systems and equipment. take direction well and are comfortable being assertive with consultants and contractors, when unsupervised, manage numerous responsibilities well, prioritizing and completing tasks in a timely manner. Bachelors degree in real estate development or construction management ideal. Proficient with Excel, Word and Outlook, along with a knowledge of project management, budgeting and scheduling software.
