    Job Duties: Day to day duties will be actively managing the portfolio including strip center and commercial storage property. Actively marketing the portfolio, lease negotiations and documents. Follow up on leases, payment posting, eviction and eviction court, maintenance follow up getting bids for maintenance and construction. Posting of payments, bill pay, accounting for portfolio. Some payroll. Must have DL and transportation.

    Job Experience: Ideal candidate will be a Self-starter, honest, full of integrity, confident, capable of being self-directed with little direct oversight, driven for success. Must have residential and commercial/retail experience and some construction experience. Some travel is involved, within Wichita. Travel to new construction sites and showing possible tenants new properties. Experience with mix use properties on a mid level size is required. Strong customer service and computer skills a must. Budgeting, A/R and A/P, basic bookkeeping. Working with vendors and setting up vendors, vendor payment. Marketing of sites, follow up with tenants, lease documents. Candidate will oversee an actively growing portfolio of: 70 residential rental units, 2 commercial strip centers, 1- 425 unit self-storage facility (has onsite manager) Company is a growing company, ideal candidate will have a fun and positive attitude.

    Job Experience: Ideal Candidate will have strong experience in the residential property management field. Must be highly motivated Real Estate and Private Equity professional with outstanding academic credentials and real estate operating company experience. The candidate in this role will function as the company’s second-in-command in a residential property management company with responsibility over “day-to-day” operations and efficiency of the business: Proven experience as Chief Operating Office or relevant role in Residential Management. Experience managing a team of at least 30 and an income of 3-4 million revenue. A four year degree in finance or business management is highly preferred. Experience in Budgeting and forecasting. Excellent negotiation skills. Understanding of business functions such as HR, Finance, marketing etc. Demonstrable competency in strategic planning and business development Business Development experience ill be a plus. Working knowledge of data analysis and performance/operation metrics Working knowledge of IT/Business infrastructure and proprietary software. Outstanding organizational and leadership abilities Excellent interpersonal and public speaking skills Outstanding written skills.
