    Job Duties: The Property Manager is responsible for daily operations of the property, maintenance & upkeep, marketing, rent-up, and compliance & monitoring. ▪ Monitors all Public Housing files, records, and computer databases, ensuring that they are properly secured and that they comply with HUD regulations and Authority policies. Monitors files for income discrepancies. Identifies clients receiving multiple subsidy assistance, and takes appropriate action. Updates files as needed, retrieving new hire data on new residents. Manages the work of staff including: assigning, planning, and reviewing work, evaluating work performance and completing performance evaluations, coordinating activities, maintaining standards, allocating personnel, selecting new employees, training staff, acting on employee problems, and recommending and implementing discipline. ▪ Conducts orientation for new residents, including showing units, explaining the lease, and discussing resident responsibilities, including maintenance requirements. Ensures that property paperwork is filled out for new residents and inputs into the system. Follows up on delinquent accounts and pursues collections in accordance with established procedures. ▪ Prepares, maintains, monitors, and updates financial and other records, preparing documentation of rent collection and other charges, and budget; balances collections and prepares bank deposit daily. ▪ Assists with preparing and monitoring site budget and monitors expenses to ensure spending is within guidelines. ▪ Assists in processing insurance claims in accordance with established procedures. ▪ Prepares reports in accordance with established procedures. ▪ Performs or oversees recertification of residents in accordance with applicable regulations.

Notify tenants in a timely manner and collections. Manage all make-readies. Operate to budget expenditure and prepare budget plans. Approve, code invoices, and submit to the main office for billing on weekly basis. Maintain database. Perform site and file inspections with a partner, state, etc for compliance. Attend meetings, train, and take seminar classes to further education. Collect and submit paperwork for Section 8. On-site housing can be offered.

    Job Experience: Our client, a local nonprofit management company, is seeking an experienced TAX CREDIT manager for their property in Coffeyville. The ideal candidate will have 2 years of property management experience. Must have excellent communication, writing, problem-solving and organizational skills. Attention to detail. TAX CREDIT experience is a must! Section 8 is required! One Site experience, Word and Excel required. Strong marketing and organizational experience. Must have a Drivers License and Transportation. STRONG tenure required.
