    Title: Assistant Commercial Property Manager

    Description of Company: Established national commercial property owner / management firm.

    Job Duties: Assist with day to day building management, including but not limited to: • Establish and maintain relationships with all property owners, tenants, vendors and contractors. • Tenant COIs, code A/P, post billing, submit statements to tenants, approve invoices daily. • Assist CAM RECS/ maintenance reconciliations. • Assist with tenant account reconciliations, aged delinquencies, and any other accounts receivable duties. • Respond to tenant inquiries and service calls. • Coordinate necessary work for vendors. • Make recommendations for repairs and improvements for properties, request bids from vendors. • Monitor and track proposals and outstanding service requests. • Track vendor and tenant insurance policies, policy dates, request renewals when needed, and ensure compliance with standard coverage terms and conditions. • Prepare and obtain approval on weekly check runs. • Calculate monthly asset management fee. • Prepare monthly financial statement package and send it to the company’s CFO. • Prepare annual budget in cooperation with the Portfolio Manager and VP of Real Estate.

    Job Experience: Previous commercial property management background required, previous assistant manager knowledge helpful and strong understanding of accounting, real estate background required, candidate must work well independently, Skyline and/or Rent Manager software experience helpful. • Ability to exercise independent judgment and to define problems, formulate and implement solutions · Strong computer skills, including Microsoft Word and Excel · Strong organizational and multi-tasking skills • Demonstrates initiative, professionalism, integrity, and exercises confidentiality of all areas of performance · Excellent customer service skills

    Job Duties:  Create monthly financial reports for properties Reconcile bank accounts Create and post monthly journal entries and accruals Post monthly debt service payments for properties Reconcile loan activity on a monthly basis Perform daily accounting functions for assigned properties, including but not limited to posting bank deposits with correct application to tenant ledgers and general ledger accounts, review and processing of AP disbursements, calculation of management fees and construction management fees and maintenance of detailed job cost reports. Abstract and input lease information for tenants, including but not limited to input and review of monthly recurring rent charges and preparation of all tenant-related billings. Distribute A/R aging reports on a weekly basis & as needed. • Accounts Payable processing and review • Perform reporting package checklist procedures to ensure accurate and complete reporting, including but not limited to a detailed monthly financial review of balance sheet, income statement and general ledger. • Prepare monthly reporting packages per owner requirements, including review of manager variance reporting. • Assist Property Manager with income and expense variance explanations as needed • Review and calculate year-end adjusting entries • Assist Property Manager with accounting inquiries • Communicate with tenants as needed • Prepare annual audit schedules as needed • Assist with year-end audits • Prepare annual operating budgets in Excel or Kardin • Prepare annual CAM reconciliations in Excel • Participate in any other projects or responsibilities considered appropriate by the Controller and/or Property Manager.

    Job Experience: Experience and abilities requested: • Yardi experience in commercial property accounting • Deadline oriented • Strong attention to detail • Understanding of accounting rules and GAAP • Ability to approach problems both logically and creatively • Excellent verbal and written communication skills • Organizational, quantitative and problem solving skills • Interpersonal skills • Ability to perform multiple assignments without immediate supervision is necessary • Minimum of 3-4 years accounting experience required, commercial real estate accounting experience preferred • Bachelor's degree, degree in accounting or finance preferred • CPA or CPA candidate a plus • Strong proficiency in the use of Microsoft Office: Outlook, Excel and Word
