    Job Duties: 1. Rent Collections Accept and accurately post rent payments in Yardi. Address late rent payments by closely following IPM policy, including, but not limited to, distributing late notices and making personal calls and visits to delinquent residents to collect the rent or to determine the date payment will be received. Post rent and other income accurately in Yardi. Make bank deposits daily. Post and follow-up on NSF checks. Handle evictions and dispossessory warrants in compliance with local statutes. Turn over bad debts for collection and monitor to ensure maximum collections. Report daily deposits and NSF checks to the Accounting Department in a timely manner. Prepare month-end accounting reports as per Owner’s requirements and Company procedures. 2. Fiduciary Responsibilities Process invoices for payment after approval, and as directed, by the Community Manager. Report cash disbursements accurately and timely as disbursements are made. Process SODA's (Statement of Deposit Account) within three days of move-out. Ensure that refund checks are distributed within the time prescribed by state law. 3. General Duties Operate within the functionality of the property management software (Yardi) to post rent, and to produce accurate and timely AME reporting. Answer telephone. Aide in leasing activities and resident relations. Assist in the implementation of the monthly Renewal/Resident Retention Program. Follow-up on all notices to vacate, as assigned by the Community Manager, in an attempt to reverse the notices. Maintain courteous and helpful attitude to residents and prospective residents. Assist in the planning of social activities as directed by the Community Manager. Comply with Company policies and procedures. Inspect vacant apartments following move-out with the resident. Checks move-outs and schedule apartments for turnkey service. Assist the Community Manager and/or the Leasing Manager by monitoring the leasing team to ensure the leasing activity reports are being accurately completed in a timely manner. Complete the Utility Log and monitor usage. Enter service requests in Yardi as received Other duties that may be assigned by the Community Manager.

    Job Experience: High school diploma or GED. Yardi knowledge ideal Business school, college or other accredited courses in management, accounting or marketing helpful.     Job Experience: Ideal candidate would be someone with 3-5 years experience in accounting, and ideally with experience handling multiple reporting entities (we have ~20, many of which are very small, but there are 20 different sets of books), with specific 3-5 year experience with sage 300 timberline accounting software (this is an absolute must), excellent excel/word skills, extremely organized, and be someone who likes to work alone with extremely minimal interaction.
