    Job Duties: Day to day duties may vary: Assisting Senior Sales Representatives; Report to a Senior Principal/Sales Representative and will aid in various capacities, including preparation of proposals, market surveys and participating in tours of the listings. Generate leads, networking and prospecting for new tenants under the direction of the mentor. Prepare various detailed financial analysis, Net Present Values, as well as assessing and reviewing leases, proposals, building valuations, market trends, tenant rolls, etc. Marketing of properties and keeping spreadsheet of potential tenants. Prepare hard collateral - designing brochures and marketing packages, and organizing various advertising campaigns. Other duties as assigned. Must have valid drivers license and transportation, able to pass a background check. Must provide professional references.

    Job Experience: Candidate must be within the Irving, Las Colinas or S Grapevine area limits. Ideal candidate will have at least one year experience in commercial sales. Recent Commercial Leasing or relative experience (no apartment leasing) of minimum 2-3 years required. Must be intelligent, assertive, ambitious and talented. Should possess the attitude and skills necessary to become successful commercial real estate sales representatives. Must be sales-oriented, motivated, dedicated, ethical, highly energetic, and confident under pressure while also possessing strong financial and analytical skills. High School degree is a must. • Enrolled in TREC licensing program an asset; • Recent post-secondary graduates or individuals who exhibit a strong desire to pursue a high performance career; • Good overall business acumen, strong values and integrity; • Sale orientated with solid understanding of business development; • Creative, straight-forward thinkers who seek out and embrace new challenges; • Team player who can work independently; • Ambitious self-starters with a high degree of self-confidence and motivation; • An ability to set realistic goals and exceed them; • Excellent Communication and Networking Skills; • Written- Verbal – In person and Phone skills • Comfortable in a computerized environment; • Strong knowledge of MS Office – Word, Excel, PowerPoint and Outlook; • Online search experience; Candidate needs to be their own master of their world and work independent.

    Job Duties: Day to day duties include: Resolve leasing/property management issues; Build and maintain a best-in-class level of service at assignment; Seek to build employee teams and provide training, motivation and direction for superior performance; Serve as point person for assignment; Authorize vendor contracts, obtain vendor information and vendor set up; Perform various personnel functions including staffing and employee development; Develop tenant relationships and support building operations for portfolio Assemble, review and implement operating and capital budgets Conduct routine property inspections to prevent/identify problems and exposures; Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties; Ensure compliance with codes, regulations and governmental agency directives; Assure optimal functioning of building life safety and security systems; Establish AR/AP guidelines, track performance and monitor recovery process; Maintain personal contact with owners; Monitor lease expiration and work with leasing team to maximize tenant retention; Ensure monthly reporting is done accurately; Ensure compliance agreements are in order; Coordinate property/owner teams including property management, some basic accounting, marketing and construction;

CPM or RPA designation highly preferred or in the progress to obtain.. Candidate must like to be the master of their own world, with strong marketing skills and people skills. Must be detailed oriented, strong computer skills including excel. Must have proven track record of tenant relations and marketing. Managing the building with approximately 82,000 Square Feet. Working with third-party service providers to repair and maintain crucial building systems like HVAC, plumbing, and electric. Negotiate and prepare contracts for long-term maintenance activities and individual projects. Reporting financial information, gather financial data and prepare reports on budgets, occupancy, and overhead costs to help support decision-making and ensure profitability. Submit monthly and annual reports on property income and tenant payments. Analyze tenant trends and leases to generate ideas to enhance income. Must be open to travel to other portfolios within Dallas Metroplex.

    Job Experience: This person will be assisting the regional manager with the Dallas portfolio. The total square footage is: 462,956 s.f. and will reach throughout the Dallas-Fort Worth Metroplex area. (Weatherford; Frisco to Irving) This position requires a strong commercial property manager with at least 3 years previous experience in commercial (Office) property management. Must have strong tenure, no job hopping. Experience with large properties of minimum 100,000 square feet required. Strong sales and closing experience. Yardi knowledge, strong Microsoft knowledge is required. Experience with contract negotiations. Payment confirmation and posting of payments, some A/P and A/R.
