    Job Duties: Day to day duties include: Resolve leasing/property management issues; Build and maintain a best-in-class level of service at assignment; Seek to build employee teams and provide training, motivation and direction for superior performance; Serve as point person for assignment; Authorize vendor contracts, obtain vendor information and vendor set up; Perform various personnel functions including staffing and employee development; Develop tenant relationships and support building operations for portfolio Assemble, review and implement operating and capital budgets Conduct routine property inspections to prevent/identify problems and exposures; Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties; Ensure compliance with codes, regulations and governmental agency directives; Assure optimal functioning of building life safety and security systems; Establish AR/AP guidelines, track performance and monitor recovery process; Maintain personal contact with owners; Monitor lease expiration and work with leasing team to maximize tenant retention; Ensure monthly reporting is done accurately; Ensure compliance agreements are in order; Coordinate property/owner teams including property management, some basic accounting, marketing and construction; We all love coming into work and the feeling of accomplishment after working hard and producing abnormally high amounts of output when compared to our peers!

    Job Experience: Ideal candidate will have at least 3-5 years recent and direct commercial property management experience. Must have solid work history and strong tenure. Prior commercial office property management highly preferred. Excellent communication skills, professional demeanor and presentation. CPM or RPA designation highly preferred or in the progress to obtain.. Candidate must like to be the master of their own world, with strong marketing skills and people skills. Must be detailed oriented, strong computer skills including excel. Must have proven track record of tenant relations and marketing. A 4 year degree is highly preferred. Must pass background screening, reference checks. Must have valid Drivers License and transportation. There will be no accounting needs with this position.
