    Title: Maintenance Building Engineer

    Location: Arlington

    Description of Company: Commercial property management company, with office and retail buildings. Asset management and construction management

    Job Duties: Day to day may vary but include to respond to tenant complaints and service requests. Tenant complaints and required building maintenance are forwarded to maintenance personnel in Building Engines portal. Maintenance Engineer corrects the problem, records the work completed, and amount of time required in Building Engines. • Record all work completed on the work orders with attached receipts for the specific property. This includes work that outside contractors have completed. When appropriate, inform Property Manager of any problems. • If the scope of the work required is such that an outside contractor must be contacted, the maintenance personnel records the requirement on the work order, reports such to the Property Manager, and schedules the work. Works with the Property Manager in for selecting the specific outside contractor to be used. • Closes out all applicable work orders in Building Engines.

    Job Experience: The ideal candidate will have strong experience in Maintenance, hands on. Must have at least 5 years of related experience in general carpentry, plumbing or general contractor skills. Must be self-motivated, working well on own. And outgoing personality and excellent verbal communication skills Must be well organized, good follow-up and tracking skills, general carpentry, plumbing or general contractor skills. HVAC certification a huge plus. Experience with sprinkler systems and fire controls/drills required. Ability to add, subtract, multiply, and divide in all units of measure Must frequently lift and/or move up to 35 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, and color vision. Regular attendance in the assigned location is required. Candidate must be able to pass a criminal background check, and a drug test. It is mandatory that the candidate has reliable transportation and a current Texas driver’s license! Some traveling between buildings will be required.

    Job Duties: Day to day duties include but are not limited to working with the head of maintenance on all pending issues. Participate in local professional trade organizations and training programs in order to stay current with technological trends of the industry. Execute work orders in timely manner, follow up on outstanding work orders. Overseeing 3rd party vendors. Some roving might be required, properties are within 15 miles and might include Arlington and N Dallas/ Galleria area.

    Job Experience: The ideal candidate will have strong preventative maintenance and hands on maintenance experience. Minimum of 4-5 years experience required, hands on in the field. Including HVAC, chillers and plumbing, electrical, fire detection systems (CCVT) and other control systems such as temperature control systems and building access. Vendor set up and scheduling of 3rd party vendors within budget. Experience working with fire alarm systems. Strong interpersonal skills are required. Excellent communication skills are required, including written and oral. Use of computerized handheld systems. Computer experience (MS office and emails) Must have valid drivers license and transportation. Some roving might be required within Dallas area. Strong tenure is required! No job hopper, must have proven stability. Must live within Dallas city limits.
