    Title: Maintenance Technician

    Description of Company: Established residential and commercial developer and property management firm.

    Job Duties: Physical Requirements: Ability to lift up to 100 lbs. Ability to operate all necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Tolerance to all extremes of hot and cold weather, as may be necessary, as well as the ability to work outdoors for long periods of time. Duties may include, but are not limited to: Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed on a daily basis. Accurately document work performed on service request, including parts used. Follow up on completed service requests to ensure satisfaction. Follow up on incomplete service requests.

    Job Experience: Experience with property maintenance, residential construction or remodeling required. Knowledge of plumbing, electrical and all areas of HVAC are necessary to perform the duties of this position. Painting and some carpentry abilities are also helpful. Type I and Type II (CFC) or Universal EPA certification with training in proper refrigerant practices is required. Previous experience in a supervisory role strongly preferred. Must have a variety of basic hand tools. Must have valid driver's license and reliable transportation: Must have dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance for same. Must be bondable and able to pass a background check and drug screen.

Must be able to fix most common household issues for approximately 70 units - mix of single family homes, duplexes, and fourplexes. The candidate represents the clients company, so they need to be well spoken and able to communicate professionally with tenants and the owners. High level on customer service is required! - Portfolio is spread out over Wichita so reliable transportation is a must - Must have own tools, client will pay for materials and parts for repairs - Availability during the week business hours approximately 8-5 but flexible depending on workload - Able to take direction well and be able to manage time - Basic household repairs such as dishwasher repair/replace, garbage disposal replacement, tub/shower head repairs, toilet leaks, painting after tenants move out, etc. - Certifications aren't required but helpful Additional requirements: -Ability to drive without being under influence -Ability to lift/move 50-100 lbs such as a dishwasher, toilet, stove, etc -Ability to bend, lift, carry heavy materials for 6 hours or more, including up/down stairs -Ability to perform physical labor for 8 hours or more each day -Able to perform job duties The candidate must be able to differenciate that he/she will be working for the clients company not the tenants.
