    Job Duties: Providing residents exceptional service (friendliness and responsiveness are important) Managing work orders, time, people, and processes Building, mentoring and leading a strong team of technicians, housekeeping and grounds personnel Coordinating move-ins/move-outs with the front office (leasing) team Managing a budget Coordinating vendors and inventory Problem solving and trouble shooting Supervise day-to-day operations of entire Maintenance Team, ensuring that all policies and procedures are being followed Maintain that all members of Maintenance Team are current with all required training Coordinate scheduling and time-off requests Coordinate emergency on-call schedule Oversee general maintenance operation Maintain stock of necessary maintenance supplies and equipment Report all expenses to Community Manager as directed •Maintain community by monitoring and scheduling preventative maintenance as necessary •Schedule the make-ready of vacant apartments to meet move-in deadlines •Maintain effective on-site staff through interviewing, hiring, and terminating as necessary •Appraise staff annually as directed •Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up •Support and participate in all maintenance activities •Perform apartment make-readies for future residents •Participate in emergency on-call schedule •Perform minor repairs on all appliances •Perform light electrical repairs •Perform light plumbing work •Paint interiors of apartments as well as common areas •Perform basic carpentry work •Assist in custodial / grounds work as necessary •Maintain positive relations with all community vendors •Provide vendors with applicable service expectations •Obtain and approve bids for vendor-aided community projects ensuring coverage of necessary scope of work •Coordinate special projects as requested by Community Manager
