    Description of Company: a national commercial, residential and retail developer / property management firm

    Job Duties: • Supervise all aspects of maintenance on community, including staff and vendors. • Complete resident service requests in a timely manner and complete appropriate follow up. • Operate community within budgeted guidelines. • Monitor the physical condition or the community and correct unsafe conditions, install locks and safety devices. • Maintain resident request system, accessible and accurate records for work orders / preventative maintenance, safety, repair / replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies. • Enforce safety policies and regulations. • Diagnose and perform maintenance / repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, shutters, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, jacuzzi, and other equipment as required. • Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas and in vacancies when necessary. • Assist in grounds work when necessary, including grounds policing. • Participate in on-call emergency schedule for evening, weekend, and holiday coverage. • Snow removal • Handle make-readies in a timely manner as directed by Property Manager. • Perform routine preventative maintenance on equipment. • Move appliances, equipment, furniture as needed safely. • Responsible for organization of maintaining the maintenance shop. • Responsible for maintenance and upkeep of company vehicles (including golf carts). • Handle responsibilities according to company policies and procedures manual. • Prepare vacant apartment homes for new move-in (turn) to market ready status. • Assist the Property Manager and Service Manager in scheduling semi-annual apartment inspections. • Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as scheduled. • Have knowledge regarding contracts and suppliers, their services, goods and prices. • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. • Responsible for maintaining the required property uniform and insuring a professional appearance and attitude for all service, custodial and grounds personnel at all times. • Responsible for courteous, efficient response at all times. • Responsible for the supply and upkeep of all personal tools required by the company • Training other staff members • Participation and concern for work-safety programs • Responsible for thorough knowledge of management company policies and property community policies • Responsible for seeking educational opportunities and self-improvement for personal growth and development o Must be willing and able to attend periodic classes and training, which may occur outside of the assigned property

    Job Experience: High school diploma or general education degree, (GED), Strong background in apartment maintenance, with previous supervisory experience required. Must maintain a current drivers license, and own a reliable vehicle. Candidate must live within 30 minutes from the property, in order to fulfill on call and emergency obligations
