    Job Experience: High school diploma or equivalent is required for this position.     Job Experience: • Five or more years of building operation and maintenance required. • High School Diploma • E.P.A. #608 Universal Technician Certification • Understand basic high rise building systems design and operations (i.e. fire system, domestic water system, HVAC system, electrical distribution, combustion engine system, interrelated code compliance). • City of Denver Refrigeration Operator’s Certificate required or obtained within 6 months of employment • Able to read and understand blue print drawings, not limited to mechanical, electrical, plumbing, structural or architectural • Understanding of combustion engine service, repair and maintenance • Experienced in Energy Management Systems/Building Automation Systems preferred, not limited to the following - Direct Digital controls, Siemens Apogee controls, process controls, Building Automation Systems (other), Programming basic and/or advanced code writing a plus. • Ability to perform Upgrade Enhancements in field/zone and related controllers/FPTU's/VAV's, as well as head end a plus • Ability to perform installations/retrofits on all of the above a plus • Related Fire Life Safety device interface and routine code compliance understanding • Ability to maintain a calm demeanor in emergency situations • Apply principles of rational thinking to solve practical problems • Write reports with proper format, punctuation, spelling and grammar, using all parts of speech • Organizational skills and ability to compile appropriate information to plan and complete tasks • Able to use Angus Anywhere work order program to receive and document work performed • Desire to learn, ability to inspire and think outside the box. • Experience with EPA Energy Star, LEED EBO&M, and commissioning High Rise experience required.

Other Duties Include but are not limited to: • Picks up trash on the property and in common areas, which includes but is not limited to the driveways, parking lots, curbs, trash receptacle areas, exterior hallways, and any public areas. • Ensures dumpster area is emptied and kept clean. • Uses power blower and pressure washer to clean breezeways, steps, sidewalk, pool area, and any other common areas. • Maintains the property’s flowerbeds, plants and grass areas, including pool cleaning or routine pool maintenance, and removing snow. • Walks the property several times a day and picks up new debris. • Communicates with supervisor regarding the status of work and any potential issues. • Assists office staff as needed with posting notices on resident doors. • Ensures all work areas are neat and orderly after work orders have been completed. • Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired. • Ensures excellent customer service to prospective residents and tenants, and promotes a quality living experience for all residents.

    Job Experience: Groundskeeper - entry level considered.
