    Job Duties: Responsible for maintaining entire property and directing four other technicians, including all common areas & maintenance shop to ensure a clean & safe living/working environment. Maintain a professional relationship with management, co-workers, & tenants, at all times. Completing work orders within 24 hour time frame to tenant & management’s satisfaction. Reporting any infractions to management in a timely fashion. Duties and Responsibilities: 1. Ability to perform minor electrical and plumbing repairs as needed. Professionals may be called if necessary. 2. Replace screens, disposals, fixtures, appliances, draperies, blinds, locks, and such items. 3. Paint interiors of apartments. 4. Carpentry work such as fitting doors, adjusting windows, floors, shelving, and related activities. 5. Perform scheduled maintenance of all equipment based on the manufacturers’ recommendations and operating manuals. 6. Assist in custodial work, if necessary. 7. Keep track of inventory and stock so as not to be short when an item is needed. 8. Make sure apartments are move-in ready for new tenants prior to occupancy. 9. Keep accurate records regarding maintenance work orders. 10. Periodically inspect buildings, units and grounds for maintenance and upkeep requirements. 11. Have knowledge of water and gas meter shut-offs, and sewer clean-outs. Keep maps of locations for employees. 12. Maintain security of equipment and storage areas. 13. Keep updated on knowledge of suppliers and vendors. 14. Be willing to assist in grounds-keeping duties or other areas as needed. Required Skills: Plumbing, electrical & hot water tank experience HVAC & pool experience Painting, drywall and basic troubleshooting skills Preventive maintenance by regularly inspecting grounds, buildings, equipment & appliances. Knowledge of safety rules Able to apply common sense in any given situation Able to work with and communicate to leasing agents, managers, and other maintenance technicians.     Job Experience: LIVE ON SITE MAINTENANCE TECHNICAN – Previous Maintenance experience with Multi-Family is preferred. HVAC and EPA certified is required. Company will assist with CPO certification. Emergency on-call is required. Salary includes 1 or 2 bedroom apartment. NO PETS allowed. Valid Driver’s License, automobile and insurance is required.     Job Duties: Maintenance Technician will be responsible, under the direction of the Community Manager, for the overall maintenance of the apartment complex and all areas related to the day‐to‐day maintenance operations of the community. WILL BE ROVING TO PROPERTIES. MUST HAVE DL/CAR/INS. WILL ALSO HAVE TO GO TO HOME DEPOT AND PICK UP PARTS AND FIXTURES FOR MANY JOBS. (This will be paid through the company account at Home Depot). Essential duties include but are not limited to: 1) Go to properties, single family and multi family to spray for pests, bed bugs, roaches, etc. 2) Create Extermination notices and put them on the doors of the scheduled units. 3) Complete regular pest control visits for spraying. 4) Follow up with Tenants to make sure issue is under control. 5) Coordinate special projects as directed

    Job Experience: Experience working in Multi-Family maintenance or janitorial is a plus. Must be computer literate, be able to make their own notices, schedule their own appointments, use the company APP on their phone and have experience with word and excel. Pest Control Technician must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. Must be able to do training on chemicals and safety procedures. Knowledge and skills on computers are very important. You must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. Valid driver's license and reliable transportation Must be able to pass a background check and drug screening Physically capable of lifting 50 pounds unassisted May also be expected to help with grounds or light maintenance duties if the pest control slows down.
