    Job Duties: Responsible for maintaining entire property and directing four other technicians, including all common areas & maintenance shop to ensure a clean & safe living/working environment. Maintain a professional relationship with management, co-workers, & tenants, at all times. Completing work orders within 24 hour time frame to tenant & management’s satisfaction. Reporting any infractions to management in a timely fashion. Duties and Responsibilities: 1. Ability to perform minor electrical and plumbing repairs as needed. Professionals may be called if necessary. 2. Replace screens, disposals, fixtures, appliances, draperies, blinds, locks, and such items. 3. Paint interiors of apartments. 4. Carpentry work such as fitting doors, adjusting windows, floors, shelving, and related activities. 5. Perform scheduled maintenance of all equipment based on the manufacturers’ recommendations and operating manuals. 6. Assist in custodial work, if necessary. 7. Keep track of inventory and stock so as not to be short when an item is needed. 8. Make sure apartments are move-in ready for new tenants prior to occupancy. 9. Keep accurate records regarding maintenance work orders. 10. Periodically inspect buildings, units and grounds for maintenance and upkeep requirements. 11. Have knowledge of water and gas meter shut-offs, and sewer clean-outs. Keep maps of locations for employees. 12. Maintain security of equipment and storage areas. 13. Keep updated on knowledge of suppliers and vendors. 14. Be willing to assist in grounds-keeping duties or other areas as needed. Required Skills: Plumbing, electrical & hot water tank experience HVAC & pool experience Painting, drywall and basic troubleshooting skills Preventive maintenance by regularly inspecting grounds, buildings, equipment & appliances.
