Title: Project Manager
Description of Company: A nationwide company involved with the development, design, construction and property management services for a broad range of structures, including industrial buildings, offices, and R & D centers.
Job Duties: Candidates will be working directly with the Vice President on development opportunities across various commercial property types, including office, residential/mixed use and hospitality. Responsible for assistance in entitlement through pre-development as well as assistance in construction responsibilities including, but not limited to, construction budgeting, design development, value engineering, buyout, contracting, scheduling, project staffing and closeout of major projects. The primary focus of this position is working in the processes of the pre-development through build out of projects in accordance with projected profitability while seeing that quality is not compromised and schedules and cost plans are adhere to. The position responsibility initially includes assisting in 188 tenant improvements and multiple major ground up developments. In this capacity you will: Work on construction related aspects to insure profitability of projects Develop and implement project budgets and schedules Attend and participate in project planning and coordination meetings as determined by project Provide regular verbal and/or written communication to Vice President or other management on pre- construction and construction objectives and status Document control between consultants and contractors Solicit design proposals, evaluate, and recommend consultants to senior management Prepare and bid out prime bid packages, i.e. Steel, MEP, and Primer Contractor (or General Contractor) Management of estimating, bidding, and buyout of hard costs
Job Experience: Candidate would have a minimum of 2 years of professional project management experience in commercial office property management and hotel property management. Must have ground up experience no exceptions, TI experience required. This experience needs to include coordinating, administering, and monitoring projects. This position requires a valid driver's license.
