Title: Maintenance Lead
Description of Company: National and local fee management commercial and residential management company
Job Duties: Day to day duties will be working with the maintenance and management team. Provide day to day leadership. Oversees maintenance and grounds keeping personnel as assigned for the purpose of maximizing the efficiency of the work force and meeting shift requirements. Scheduling if necessary and follow up on all work orders. Hands on maintenance, including painting, drywall work, HVAC work and other duties as assigned. Must have own tools and transportation and be able to respond to emergency calls after hours. Should live within 15 min drive time from Andover.
Job Experience: Ideal candidate will have strong maintenance lead experience and HVAC certification. Minimum experience as hands on maintenance of 4-5 years required. Excellent communication, customer service skills and professional appearance. Experience in residential housing, HVAC, plumbing, basic electric work required. Must be able to respond to after hour calls and emergencies. Experience in managing a team. Vendor relations and vendor set up. Inventory experience.

Title: HVAC & Mechanical Technician Commercial

Job Duties: Day to day duties will include but not limited to: Oversee and perform maintenance, including diagnostics and hands on repair of various HVAC equipment including: Chillers, Roof Top Package Units, Compressors, Heat Pumps, TXV and coil repair, Fan and electrical component replacement. Diagnose and troubleshoot low voltage control and BAS/EMS logic controls. Provide status and input and with routine communication the Property Manager, Chief Engineer and Regional Chief Engineer on repairs, projects, operational and capital expense budgeting. Assist in required daily, weekly, monthly, semi-annual, and annual required equipment inspections, and institute require repair schedules as directed. Eliminate and/or reduce reliance on subcontractors and 3rd party services for HVAC system repairs. Respond to tenant request and preventative maintenance requirements through Angus Anywhere an on-line work order system. Other duties as assigned and as needed to assist in the management of responsibilities associated with commercial medical office facilities.
Job Experience: Ideal candidate will have a minimum of 4-5 years experience as commercial maintenance and HVAC technician within commercial or medical environment Valild HVAC certification preferred or comparable on the job training. Universal Refrigerant Certification EPA 608 required! Must have 3-5 years of verifiable service experience on refrigerant based systems! Valid drivers license and must meet company safe motor vehicle operation criteria! Must have solid work history with strong tenure and background in working in a team and able to take direction well. Outstanding written/oral communication skills required Outstanding customer service skills required Ability to climb and work from ladders, man hoists or lifts, and the ability to lift and carry heavy loads (up to 50lbs) Safety gear will be provided. Must be willing to assist at other properties within the portfolio from time to time as needed, some roving might be required. Must be able to diagnose and troubleshoot low voltage control and BAS/EMS logic controls.
