    Job Duties: • The Apartment Maintenance Service Director reports to the Area Service Director and works as a team with the community manager in maintaining the overall integrity of a property • Provide budgeting information to Community Manager for proper and accurate budgeting purposes • Provide 24-hour emergency maintenance service, 365 days a year • This position requires supervising, coaching, training, assisting and/or directing all maintenance, grounds, temporary or seasonal staff in the day-to-day operation, cleanliness and upkeep of a property • Scheduling and overseeing contractors when necessary. • It is the Service Director’s responsibility to ensure that all work orders, general upkeep and routine maintenance items of the property are performed in a workmanlike manner while operating within the community’s budget. • To put vacated units in a “ready to move in” condition in a timely manner enabling leasing personnel to have units re-occupied as soon as possible. • To ensure a team effort with the community manager, leasing staff, and maintenance personnel.

    Job Experience: Type I and Type II (CFC) certifications in Proper Refrigerant Practices. CPO, EPA and HVAC. Certification cards must be available and be presented. • Must have min 4 years of multi housing lead or supervisory maintenance experience • Strong knowledge of plumbing, electrical and all areas of HVAC are necessary to perform the duties of this position • Painting and some carpentry experience • Must have budgeting experience • Experience with management of team is a must. • Must be a self-starter, work independently, and be able to solve maintenance issues and problems. • Effectively resolve and/or facilitate employee conflicts effectively. • Must be able to communicate and deal effectively with all residents and co-workers tactfully and with discretion. • Must have reliable transportation and a valid drivers license. • Candidate must be able to provide own tools for this position. • Must be able to lift, pull, carry or hoist heavy objects weighing 50 lbs or more; climb ladders or stairs; work on roof tops; bend, stoop and shovel; and tolerate prolonged exposure to extreme weather conditions. • Must be able to work on elevated areas.

    Title: Maintenance HVAC

    Location: Wichita area

    Description of Company: Community-based, non-profit organization, that provides housing for low Income & senior citizens with no other options available, works with local shelters and domestic violence victims.

    Job Duties: Day to day duties will be as assigned. Some roving might be required. Working on work orders at apartments and individual houses. Light painting and minimal appliance repair work as needed. No cleaning of apartments and houses required. Mileage might be reimbursed in some cases, if candidate is driving to different property within Wichita the same day. Furthest to drive will be Derby. Each assignment is given in the morning at the main office.

    Job Experience: Ideal candidate will have a make ready background of minimum 2-3 years. Must have strong sense of urgency, great customer service skills and basic computer skills. HVAC certification highly preferred. Strong plumbing, basic electrical skills, strong make ready skills, minimal drywall experience such as small patch work and basic appliance repair/installation required. Painting experience using regular brush and paint with some sponging, no spray machines or electrical equipment used. Own tools highly preferred. A valid Drivers License is required, candidate must be able to maintain good driving privileges. Must have KS insurance. Candidate must feel comfortable to work with little supervision. Some roving may be required within the Wichita limits. Client does service out of town houses, however in this case client's Maintenance Manager drives property owned bus to property.
